Asset Management

Outsourcing property management typically leads to the need for a formal asset management function; initially, it consists in interpreting the clients investment objectives and translating them into clear and viable management plans.  We view asset management through its priorities being (i) looking into the future, (ii) looking into the past, and (iii) looking at the present.  Influenced by technological advances and other opportunities leading to greater operational efficiencies and changing tenant demands, we seek responsive measures, solutions and strategies that improve ownership rights and tenant satisfaction, generate operating efficiencies, optimize land use, space layout, site access and building density.  Regular reevaluations of the asset from legal, leasing, financial, physical and operational perspectives enable us to optimize the value of the asset under management.       
          

Property Management

Euro-Canada has developed tailored programs and applies strategies geared to achieve specific goals for each property.  Our Property Management Plans follow a progression of gathering and analyzing information, developing alternatives, proposing recommendations, mutually agreeing on goals and objectives, selecting appropriate strategies and preparing operational plans and financial projections.  The Plan is then applied to every facet of each property's operation in order to achieve the client's long and short term goals.  Our systematized approach to operations is geared to yield an efficient and surprise-free plant operation and includes, energy management, HVAC system operations, in-house staffing and contract services and operations management performance reporting.  Property Management services are currently available in Toronto and Montreal only.


Marketing and Leasing Services

Placing the right tenants in the right space within a project and then retaining them as satisfied occupants year after year can be achieved through the development and implementation of leasing strategies appropriate for the subject property and its marketplace.  Euro-Canada develops and implements marketing and leasing strategies devoting special attention to the inter-dependency of leasing and building management activities.  Indeed tenant retention and tenant satisfaction are key elements of our successful leasing strategies.        


Lease Administration and Audits

Increasingly, clients are calling upon Euro-Canada's extensive experience in commercial leasing and acquisition due diligences in order to review leases in place and assess the quality of local lease administration.  These audits can improve leasing standards and detect discrepancies that arise from time to time in the application of lease conditions and rent recoveries.  


Corporate and Partnership Management

A diversified experience in forming and managing corporate and partnership entities as investment vehicles has provided us with an extensive background enabling us to fulfill the duties and responsibilities associated to the management of such entities.  In certain instances, we have set up subsidiaries to act as general partners and at other times, investor-shareholders have elected members of our staff to positions of corporate directors or officers.  Annual budgets are prepared either independently or in conjunction with property budgets and serve as a primary reference point in reporting and assessing results.          
Project Management and Development

Euro-Canada provides project management services consisting of problem identification, project conceptualization, development approvals, design coordination, scheduling, bidding and awarding, construction management and project accounting.  Projects carried out by us include site-rezoning, building expansions, restoration and retrofits, tenant improvements and many more.


Acquisition and Consulting Services

Euro-Canada enjoys a vast experience in the acquisition and disposition of commercial real estate, particularly in the Atlantic Coast States and Ontario and Quebec in Canada.  Our unique blend of international and diversified experience has led to several unique assignments related to solving problems at both the real estate asset and ownership levels, including receivership assignments, partner dispute resolutions, property takeovers and workouts, and mortgage financing. 


Financing

At owner's request, Euro-Canada will obtain financing and refinancing from North American institutions, including credit facilities, mortgage loans and other such instruments.  These services include loan and documentation negotiations and documentation.


Financial Management and Accounting Services

As financial managers, we administer client funds, within real estate investments as well as within segregated trust and short-term investment accounts.  We maintain a good working relationship with several major accounting firms and have been very successful in limiting their time involvement in audits through the internal preparation of complete audit files.  Our accounting systems are modular in design, affording the flexibility to meet clients' financial management requirements (such as with different reporting formats) and produce necessary reports on a timely and cost effective basis.
